Project viability

Site visit, planning history pull, constraint mapping, indicative capacity study and risk register — delivered before exchange so you know what you're buying.

Feasibility study

Quantum, mix, costs and red-line viability tested against the planning context. The report you actually take to your lender, not a sales pitch dressed as one.

Investment valuation

Local plan reading, policy mapping, neighbour and consultee analysis. We tell you the route through — pre-app, full, reserved matters or LDC — and why.

Pre-application engagement

Drafted submission, accompanied meeting with the case officer, and a written steer back to the client. Done properly, this is the single highest-leverage spend on a project.

Plans, sections, elevations and key details drawn to the level a builder can price from — not just illustrate from. Co-ordinated with structure and services in-house.

Construction plans

Building Regulations, junctions, schedules of work and material specs. The drawings that survive the conversation with the contractor at week 16.

Principal contractor

Tender package issued to a vetted shortlist; returns analysed against design intent and risk, not just headline price. Sub-contracts let on JCT or NEC as the job warrants.

Project management

Cost & programme

No, you don’t. Most clients start with one stage — usually feasibility (We Plan) — and decide whether to move into design once they have completed this stage. Single-stage engagements are scoped on fixed fee / percentage with a clear scope of work, and there’s no obligation to continue.

That said: the large majority (over 75%) of our single-stage clients do continue with us once they see the benefits of our coordinated approach.

Single-stage work is a fixed fee / percentage against a clear written scope/deliverable(s). For clients who are using us for more than one service payment schedules are agreed in advance with all our fees being transparent from the outset and in line with industry standards.

Not at all. Roughly 30% of projects come in at this point — consent in hand, design underdeveloped or no contractor yet. We pick up at detailed design and carry through to handover. We’ll usually do a short audit of the consented scheme first to flag anything that’ll cause a problem on site. We want to provide clients with the clarity of knowing where their project is up to and where we see any gaps from a risk perspective to ensure a successful project.

Both, deliberately – we are the Development Partner. Switch is a planning, design and construction practice operating under one company — the architects, planners, project managers and site team work collaboratively – not in silos. We act as Principal Designer and Principal Contractor on your project to ensure progress remains coordinated and your brief, budget and design remains coordinated – not segmented.

We set a realistic budget from the outset of the project, then we develop the design, create the detailed design and spec and then complete the tender process against this detailed design. This ensures all information is open and transparent showing the impact of choices/design decisions on your overall project budget. All our reports are open and transparent and the budget is reviewed alongside the programme, as part of our standard process. We don’t just say costs have gone up, we show alternative options that try to ensure budget alignment is retained.

You can pick up the brief at any stage — but most of the value of working with us lives in the handoffs we don't have to make. Pick the engagement that matches where you actually are, not where you'd like to be.

01 — Discovery

Single stage.

One discipline, scoped tightly. Most often used for pre-acquisition feasibility, a planning strategy memo, or a stand-alone technical package.

02 — Continuous

Most projects

End-to-end retainer.

The default. We carry the brief from feasibility through to handover under one contract, with one accountable team. Cost is held against the model from day one.

03 — Embedded

Developer partner.

A standing arrangement for developers with a continuous pipeline. Switch becomes the planning, design and delivery arm — quarterly governance, framework rates.
